An apartment in the centre costs something entirely different from a villa on the Golden Mile, and the target buyer differs just as much.
For international buyers it is important to first decide what you are looking for: peace or buzz, beach or golf, move-in ready or a project. Only then does the right neighbourhood become clear. Anyone who picks a neighbourhood first and a home second has the order the wrong way round.
The price per square metre within the municipality of Marbella ranges from around 4,000 euros in the outer areas to well over 12,000 euros in the best spots by the sea.
The Golden Mile and Sierra Blanca
The Golden Mile runs from the centre to Puerto Banus and is the most prestigious stretch of coastline in Marbella. Here you find villas right by the sea, gated communities and hotels such as the Marbella Club. Prices start in the several millions and have little ceiling.
Slightly higher up the mountain lies Sierra Blanca, a gated villa neighbourhood with sea views and privacy. Popular with those seeking the very best who do not necessarily need to live on the beach. This is the top segment, with entry prices from roughly 2.5 million euros for a villa.
The centre and the old town
The Casco Antiguo, the old town, is charming with narrow streets and squares. Here you mainly buy apartments, often in older buildings. The centre suits those who want buzz, restaurants and city life, and who would rather not need a car.
Prices are lower than on the coast, but good apartments with outdoor space are scarce. For rental purposes the centre is appealing thanks to the constant demand throughout the year.
Nueva Andalucia and the Golf Valley
On the western side, behind Puerto Banus, lies Nueva Andalucia, also known as the Golf Valley because of its three golf courses. A green, spacious neighbourhood with a mix of villas, townhouses and apartments in residential complexes.

Marbella East: Elviria, Las Chapas and Cabopino
To the east of the centre lie quieter neighbourhoods that are often overlooked. They offer more value for your money than the western side.

Do not let yourself be led by the first home you happen to come across. The neighbourhood largely determines your enjoyment of living there, your rental potential and the long-term development in value.
Visit every shortlisted neighbourhood at different times: on weekdays, at the weekend, during the day and in the evening. A neighbourhood that buzzes in July can feel deserted in January.
