How does the purchase process work fiscally for Dutch buyers?

For Dutch private buyers, Spanish transfer tax (ITP) of 7% applies on resale properties, or VAT + AJD (10% + ~1.5%) on new builds. In the Netherlands, foreign real estate is included in box 3. We work with specialist tax advisors so the advice is calculated for your specific situation immediately.

Do you arrange financing?

We connect you with Spanish private banks and international lenders specialising in non-resident mortgages, typically up to 60-70% LTV and 20-year terms. We are not financial advisors, but we do arrange the right introductions and safeguard the process in your interest.

Can I rent out my property while also using it myself?

Yes, but the legal and fiscal approach is region-specific. Some urbanisations restrict short-term rentals, others encourage them. We check the permit situation per property and, where needed, bring in a specialist manager for the operational side.

What if I don't know which profile fits me?

That is exactly the starting point of the introductory conversation. We map out your goal, timeline and desired involvement, and only then do we determine which regions and properties truly fit.

How truly independent is your advice?

We work buyer-side only, not for sellers. Our fee comes from the purchase assignment, not from commissions on specific properties. This means we can also recommend properties not in our own portfolio if they are a better fit.
