It starts with a personal conversation, in person in Marbella or the Netherlands, or via video. We map out your situation clearly: what is the purpose of the purchase, on what timeline, for what use, with what budget and what risk appetite.
Nothing is sales-oriented. No listings shown, no pressure. By the end of this conversation we know whether and how we can work for you, and what you can expect from us.
Based on your brief we compile a personal shortlist of 6 to 12 properties, from our own portfolio and the broader Costa del Sol network. We only present properties we have seen ourselves or specifically requested on your behalf.
Each property comes with a short rationale: why this one for you, what it does or does not solve, and what questions we have already raised with the selling party.
For the properties that make your shortlist, we build a thorough analysis dossier: structural, legal, fiscal and investment. We work with a dedicated pool of structural engineers, notaries, tax specialists and valuers.
This is where we often separate a dream property from a sound purchase. Or we strengthen the negotiating position to the point where the purchase does become justified.
From the moment you choose a property, we take charge. We negotiate directly with the seller or their representative, in your interest, using market data and structural findings as leverage. At the same time, the legal process runs through an independent Spanish notary.
You only sign what you understand. Every clause is explained in your language, in advance and at handover. We are present at the Escritura, as your purchase partner, not as a seller.
After the purchase we help with interior design, renovation, management and rental, depending on what you need. Many clients buy their first property through us and return years later for a second purchase through the same relationship. That is what we mean by it.
We are also there for practical matters: a leaking tap in July, a change in Spanish law, a request for refurbishment or setting up a rental programme in another season.
We would sooner decline an assignment than fall short of our promise of calm, sharpness and independence.
